search engines giving you maximum advertising exposure for your property.
These sites include Rightmove, Fish4.co.uk, Asserta.com, Propertyfinder.com, Homesandproperty.co.uk, Rentamatic.co.uk,
Homesonline.com etc.
Properties are also advertised on our own website which is updated daily and also through our
prominent advertisement in the local property newspaper.
We accompany prospective tenants who are viewing properties available to rent.
When a prospective tenant applies to rent a property a Tenancy Application form is completed.
A reference is applied for from an independent referencing company, Letsure. Once a satisfactory reference is
obtained and the Landlord has given final approval, the property is then offered to the applicant.
We are able to offer Landlords a Rent Protection Policy with Letsure,
which provides peace of mind against loss of rent due to a tenant not paying.
Briefly the policy provides rent and legal expenses cover to obtain possession of the
property and pay rent for a maximum of 12 months following non-payment by the tenant.

When the Landlord has given approval to create a tenancy an appropriate agreement
is prepared using the Royal Institution of Chartered Surveyors (R.I.C.S.) documentation.
A brief Schedule of the Condition of the property is made together with an Inventory of any contents
Normally, unless requested otherwise, a statement of rent received is prepared
monthly and sent to the Landlord, alternatively this can be emailed on request.
Rent is usually sent direct to a Landlord's bank account, a safe and quick procedure to ensure the money
is made available to the Landlord as soon as possible. Landlord's money is protected by both the R.I.C.S.
and Association of Residential Letting Agents (A.R.L.A.) bonding schemes
Dakings are members of the Member of Tenant Deposit Scheme (TDS).
The scheme has been introduced to ensure that tenancy deposits are securely held and that
disputes about their return are resolved quickly, cheaply and fairly. It guarantees protection
of the deposit and a fair independent expert assessment settlement of any disputes over its return
at the end of the tenancy. This is sometimes needed when landlords and tenants are totally unable to
agree the amount due for damage, dilapidation or loss at the end of a tenancy.
Once a tenant has moved in we visit the property after 7 days to check
they have settled in and that all is well. We then normally visit at approximately three
monthly intervals to confirm that the tenant is complying with the terms of the agreement.
We report our findings to the Landlord after each visit.
